There are some buildings that have a tendency to shift. I'm not talking about major settling but movements great enough to cause those hairline cracks in the walls or ceilings. With some buildings this shifting is temporary, some a regular issue for years. Short of major building stabilization, this is not much that cab be done about this. Some cracks in the walls just need to be patched over and over. With care the patch can blend in and look good until it happens again.


Yep, I managed a building that just kept settling.....we had cracks all the time.

Tom Arstingstall, General Contractor, Dry Rot, Water Damage Sacramento, El Dorado County - (916) 765-5366 Cracks can be unsettling, or in the case of cracks a settling issue as you pointed out. Could be much worse!

Sometimes it's not a settling crack it's a poor drywall tape seam job that needs to be fixed. That's what the biggest problem of those cracks is here.

Structures move all the time, the method you use to repair them means alot. I have found that is you use something a little pliable like an acylic caulking material that allows slight movement without cracking is best.

Tom, I have some of those in my home.  The patching does no look so good because I did it myself

Good morning Tom.  In our former home the lab cracked.  It wasn't bad and no one noticed except me.  In the home we currently own all is well.  That is nothing has happened yet.
