Mysterious soft spot in the kitchen
The new tenants were pleased with there new home but had a question regarding a spot in the kitchen floor. The area had a lot of “give” to it and it didn't feel normal. I was called to look at the problem and help out.
There was no signs of moisture in the material and nothing in the unit below that helped answer the question. Since the problem needed to be addressed, I suggested opening the floor to look. My first observation was that there were four layers of vinyl over the sub-flooring. This is not recommended.
Removing a small section of vinyl revealed a soft section of sheathing. This area was very soft and the flooring probably prevented someone falling through. After removing this area there was signs of a moisture problem, this must have been the reason for the soft spots.
Since the damage was a limited area, it was a quick fix. The flooring people will now need to come in a remove the four layers of vinyl and install a new one.
